Stage 2 - Concept Design

Stage 2
Concept Design

Stage 2 is about getting the design concept right and Graphite shall ensure that the look and feel of the building is proceeding in line with the client’s vison, brief and budget. The key challenge of this stage is to make sure that the tasks that are undertaken are geared to meeting the stage objectives.

Prepare Architectural, Structural, MEP and Specialist Designs

Manage Architect of Record and Approvals

Issue Coordinated Employers Requirements

Issue Design Risk Register

Issue Staged Cost Plans & Prepare PTE / BoQ

Design Services

Our design strategies are focused to align with the principles and priorities of the client, ensuring fully coordinated design solutions that achieve the key objectives. Our working experience with specialist local and international design consultancies allows us to make recomendations to the client for ‘best fit’ based on the requirements of the project and the specialties required.

Building Information Modelling

We advocate the integration of the latest developing BIM technologies into the design and delivery processes. This allows projects to be virtually constructed as ‘Digital Twins’ and interrogated before being constructed physically, promoting a ‘right first time’ approach and designing out space inefficiencies.

Services Coordination

We have experienced MEP team that assists with ‘on-time’ project delivery by managing the provision of fully coordinated MEP installation drawings – prepared using the latest BIM software (as required). We mitigate potential variation costs and delays through interrogation of the design for missing information and clash detection.

Design Stage Cost Control

We engage with stakeholders throughout the design process to accurately manage and monitor the development budget. As part of this process we maintain ongoing risk analysis, accurate cost planning and true value engineering – safeguarding the budget without diluting design intent. Coupled with the latest estimating software, our procedures and protocols manage design gateways, risk management, and change control.
